Why change anything

The spreadsheet works — right up until it doesn't

Most PG and co-living operators run on WhatsApp groups, paper registers and UPI screenshots. It breaks down in the same five places, every time.

  • Rent is chased in a WhatsApp group

    Invoices generate themselves

  • Deposits turn into arguments

    Refund terms agreed up front

  • The gate is a blind spot

    Nobody enters without approval

  • Complaints disappear into chat

Every complaint is a real ticket

  • Every new branch multiplies the mess

    Multi-branch from day one

Everything, in one place

Every part of the operation, on one platform

Billing, occupancy, deposits, visitors, complaints, meals, community and staff permissions — built to work together, not bolted on.

Dispute-free deposit settlement

Configure notice-period refund tiers per branch — 30 days' notice returns 100%, 15 days returns 50%, and so on. Tenants see the ladder before they request to leave and get a live refund estimate the moment they ask. Settling a case can write off other dues, collect any shortfall on the spot, and refund what's left — one step, with a full audit timeline.

Bed-level occupancy

Branch → floor → room → bed, so occupancy is tracked per bed instead of guessed per room. The allocation engine ranks free beds by real availability and gender compatibility, and optimises for occupancy.

Automated rent invoicing

Invoices generate themselves on each tenant's own billing cycle, as drafts. Add one-off charges, then send.

Partial payments, verified

Tenants pay by UPI, QR, bank transfer or cash with a UTR reference. Staff approve, correct the amount, or reject — and a rejected payment can be resubmitted.

Multiple UPI QRs, load-balanced

Register several UPI QR codes per branch. Pay Now reserves capacity on the first eligible code by priority, so concurrent tenants are never routed to the same QR, and usage is tracked live per code.

Metered electricity billing

Enter the meter reading and headcount. The per-unit rate is snapshotted onto the entry, so changing your rate never rewrites an issued bill.

Tenant records

ID documents, emergency contact, guardian, blood group and address, held on the stay itself — so a tenant who comes back is admitted fresh instead of inheriting a stale profile, and every past stay keeps the details that were true at the time.

Visitor register with tenant approval

Staff log a visitor with a photo; the tenant approves or rejects from their phone inside a five-minute window. Unanswered requests expire on their own.

Complaint ticketing

Categorised, assignable tickets with a threaded chat, image attachments, tenant ratings, and an overdue flag against your own SLA.

Notifications, pushed live

Tickets, payments, invoices, community posts and tenancy events land in an in-app notification centre with unread counts, and push straight to a registered device — not just an email nobody opens.

Dashboards, reports & health score

Occupancy, revenue against expected collection, payment-status breakdown, expense trends, admissions versus vacates, and per-branch comparison. A business health score folds it into one number with suggested actions — and an action centre shows what needs you today.

Community feed

Announcements, polls, events, lost & found and buy/sell — with pinning, comments and reactions. It's what turns the tenant app from a bill-payment utility into something opened daily.

Expense tracking

Log electricity, salaries, maintenance and groceries per branch under your own categories, and read them against revenue.

Staff roles & permissions

Ship with Manager and Staff, or build your own roles. Permissions are enforced server-side per endpoint — not hidden in the UI.

Tenants onboard themselves

Staff pick a bed — held on a countdown timer and checked for gender compatibility — and send a link. The tenant fills in their own details, uploads ID and signs on their phone; no login to create, because the link is the credential. The hold releases itself if they don't finish in time.

Rental agreements, e-signed

Tenants sign with a drawn signature on their phone. Accepting freezes the commercial terms permanently — a later change to your billing rules never rewrites an agreement already signed — and the PDF is served behind a short-lived, per-viewer link.

ID documents, checked

Set which documents each branch demands. Uploads land against the tenant's file for staff to verify or reject with a reason, and replacing one supersedes the old copy instead of overwriting it.

Your branding, not ours

Business name, logo and theme colour carry through the tenant app and every invoice you send. Your tenants see your PG, not our product.

Multi-branch from day one

Every branch, floor, room and bed in one dashboard. Screens work identically whether you run one property or fifty.

Digital invoices & receipts

Every invoice carries its line items, paid amount, remaining balance and full payment history, and every tenancy keeps one running statement — charges, payments, waivers and refunds — that never resets, so a dispute six months in still has the full trail.

Meals & kitchen headcount

Day-wise meal scheduling per branch. Tenants skip meals in advance with a five-hour cutoff, so the kitchen cooks to a real number instead of guessing.

Owners get control, staff get only what their role allows, tenants get an app worth opening.

The tenant app

Give your tenants an app they'll actually open

Rent, complaints, meals, visitors and the community feed — in their pocket. That last one is what gets them opening it on a day when nothing is due.

Getting started

Live today, not next quarter

No implementation project, no consultant, no data migration meeting. Enter your property once and start inviting tenants.

01

Create your account

Sign up and your free trial starts immediately. No card, no setup call, no implementation fee.

02

Add your property

Set up a branch with its rules — late fee, notice-period refund tiers, deposit mode and complaint SLA.

03

Map floors, rooms & beds

Build the hierarchy once. Mark room types, and disable individual beds for maintenance without changing the room.

04

Invite your tenants

Offer a bed and the tenant accepts in their app. The bed stays reserved while pending and auto-releases if the offer expires.

05

Collect rent, on autopilot

Invoices draft themselves each cycle. You review, send, and approve payments as they come in.

What actually changes

Fewer hours, fuller beds, cleaner books

The point isn't the software. It's what your week looks like once the manual parts stop being manual.

Stop doing month-end by hand

Invoicing, late fees and overdue flags run on a nightly sweep. Month-end becomes a review, not a rebuild.

Fill the beds you didn't know were empty

Bed-level occupancy plus ranked allocation means a vacancy is visible the day it opens, not the week after.

Miss fewer rupees

Revenue against expected collection, a payment-status breakdown, and unverified payments surfaced in the action centre.

Decide on numbers, not memory

Daily snapshots power historical trends across occupancy, collection, expenses and tenant movement.

Records that survive an argument

Tenancy history, rent-change history, visitor check-in logs and a financial ledger of every event — all timestamped.

Delegate without handing over the books

Give a branch manager operations and withhold finances. Role permissions are enforced server-side, per endpoint.

Pricing

Pay for the beds that are full. Nothing else.

Every account starts on a 30-day free trial. After that you're billed monthly on the highest occupied-bed count reached during the month — so growth is captured and vacancies cost you nothing.

From the field

What owners say after the first month

The change most people mention first isn't a feature — it's not having to chase anyone.

Month-end used to cost me two full days — chasing screenshots in the WhatsApp group, then matching them to a register. Now the invoices go out on their own and I only look at the ones that need approving. Last month that was eleven payments out of ninety-four.

The bed-level view is what changed things for us. Before, a vacant bed could sit unnoticed for three weeks because the room still showed as occupied. We are now filling most vacancies within four days of the notice being raised.
Ayesha KhanBranch manager · Pune
I pay rent from the app in about thirty seconds and the receipt is there immediately. The part I actually did not expect was visitor approval — my cousin turned up unannounced and I let him in from a class, without anyone calling me.
